Phase 1 Environmental Site Assessment – Quote

A Phase I Environmental Site Assessment is the first step in identifying and understanding Environmental Liability. Phase I Environmental Site Assessments (ESAs) are systematic screening tools used to address potential risk issues and help make informed decisions on the environmental liability associated with a specific property. A Phase 1 ESA will identify Areas of Potential Environmental Concern (APEC’s) through historical documentation review, and a site visit to determine site liability and due diligence of the parties involved in the management of their property.

With over 20 years of experience as a trusted environmental service company, Ridgeline has the qualifications and passion to complete any Phase I ESAs for the commercial, industrial, and oil & gas industries.

ENVIRONMENTAL SITE ASSESSMENT SERVICES FOR COMMERCIAL REAL ESTATE AND INDUSTRIAL PROJECTS

Phase I Environmental Site Assessments (ESAs) for commercial purposes are used by property owners, potential buyers, occupants, developers and lending institutions. Typically required prior to purchase or lease of property, a Phase I ESA is used to determine a baseline or if further investigation (Phase II ESA) is necessary. Ridgeline works with owners, lenders, tenants and governmental agencies to complete ESAs on properties where contamination is possible, suspected or known. Our experience, professional accreditation, and technical and geographical resources allow us to complete a range of ESAs that meet even the most demanding timelines and budgets.

WHAT DOES A PHASE I ENVIRONMENTAL SITE ASSESSMENT INCLUDE?

  • A review to characterize the subject property and surrounding area, identify historical and current land use and gather information relevant to the assessment.
  • Interviews conducted with persons knowledgeable about the subject property use and history.
  • A site visit to substantiate information obtained during the assessment and gainful understanding of the environmental condition of the subject property.
  • A report detailing the findings and conclusions of the assessment.
  • Pre-acquisition/divestiture environmental due diligence and sustainability assessment
